Founded in 2020 by Joseph Eackelbary Jr., Joe & Son’s Property Maintenance was built on one simple belief:
“It’s not hard to find good people — it’s hard to find good leaders.”
We kept hearing the same thing from property managers: “It’s tough to find good help.” But we saw it differently. Leadership is what was missing — not work ethic. A title doesn’t make you a leader. If no one’s following you, you’re just taking a walk. We knew that with the right vision and strong leadership, we could attract people who care — and together, we could exceed expectations.​​

Our Beginning: Apartment Maintenance & Turns​
We started with Class A apartment maintenance and turn services, handling everything from tenant work orders to detailed cleaning and painting. Property managers quickly realized they could outsource their entire maintenance operation to us — and we’d handle the work faster, communicate directly with tenants, and keep them in the loop.
The results?

We even included appliance maintenance in our SOPs, helping properties avoid costly appliance techs and long service delays.

We saw the same leadership gap in the janitorial space. Properties weren’t happy with their cleaning services, and many janitorial companies were just copying each other — no vision, no systems, no accountability.
We brought our same approach — clear SOPs, strong leadership, and a focus on people — and the results spoke for themselves.
